Conventional Investment Loans

Conventional Investment Loans are your standard Full Document based loans. These start at a 620 credit score and require 20% down when purchasing.

For Refinances, you can refinance up to 75% LTV for 1 units or 70% LTV for 2 units.

Conventional Investment Loans offer the best rates and take 25 to 30 days to close. You can have up to 10 financed properties.

FHA Multi-Family Loans

FHA does allow you to purchase a multi-family property, but it must be your Primary Residence. Purchasers can take advantage of low down payments (3.5%), as well as use the incoming rent to qualify. The other units can be vacant as time of purchase.

Credit score requirements start at 580. These loans are quite easy to qualify for and close. Expect a 30 day close on a purchase.

DSCR – Rental Based Loans

DSCR or Debt-Service-Coverage-Ratio, is a loan based on the incoming rent of the property. These loans are very easy to qualify for as the income qualification is quite simple the rent needing to equal or be greater than the mortgage payment (PITI)

Credit score requirements are usually 660+, but there are some options starting at 620+.

You can refinance up to 80% LTV on 1-2 units, and 75% for LTV 3-4 units.
